(Reference again)
A foreign worker in Japan is inquiring about required documents and contract conditions for renting an apartment.
👨💼【Teacher / Foreign Resident】:
Hello, I'm interested in renting an apartment in this area. I work in Tokyo and have a work visa. Could you explain the requirements for foreign residents?
🧑🎓【Student / Rental Sales Agent】:
Thank you for your interest. Let me explain the documents we need. You need to provide your residence card, employment certificate, and income proof for the past 3 months. We also require a Japanese guarantor or a guarantor company contract.
👨💼【Teacher / Foreign Resident】:
I see. I don't have a Japanese guarantor. How does the guarantor company work? Is it expensive?
🧑🎓【Student / Rental Sales Agent】:
The guarantor company charges a fee of around 50 percent of one month's rent initially, and then 10000 JPY per year. We can arrange this for you. The company will review your documents and approve your application within 3 business days.
👨💼【Teacher / Foreign Resident】:
That sounds reasonable. What about the initial costs? I heard Japanese rentals require a lot of money upfront.
🧑🎓【Student / Rental Sales Agent】:
You're right. The initial cost includes the deposit, key money, first month's rent, and agency fee. For this property, the total is around 450000 JPY. The deposit is refundable when you move out, but key money is not. This is a standard practice in Japan, so it helps to prepare this amount in advance.
👨💼【Teacher / Foreign Resident】:
I understand. Can I schedule a viewing? I'd like to see the apartment before I decide.
🧑🎓【Student / Rental Sales Agent】:
Of course. I can arrange a viewing for you tomorrow afternoon or the day after tomorrow morning. Please let me know which time works better for you.
👨💼【Teacher / Foreign Resident】:
Tomorrow afternoon works for me. I'll bring my residence card and other documents.
🧑🎓【Student / Rental Sales Agent】:
Perfect. I'll confirm the time and send you the address by email. If you have any questions before the viewing, feel free to contact me.
👨💼【Teacher / Foreign Resident】:
Thank you so much for your help. I look forward to seeing the apartment tomorrow.
